想向有经验的大侠请教一个问题:公寓原本只有A(父亲)是owner,现在要将B(儿子,超过21岁)加为owner,A和B共同拥有公寓(joint-tenants),这种情况需要交stamp duty吗?

What is a Transfer by Way of Gift?
A document is considered as a Transfer by Way of Gift in circumstances where:
A property is transferred to another person(s) with no consideration paid to the owner (transferor)
The distribution of property is not in accordance to a Will, Intestate Succession Act or Muslim Law of Inheritance
Stamp Duty Rates
Stamp Duty is computed based on the market value of the property as at the date of execution / signing of the document.
The rates are as follows:

这不是转让,只是加名。A任然是owner,只是多了个B也是owner,这种情况也算转让吗?
请问楼主原本有多少套在新加坡?是公民吗?
帮朋友问的,不是我的。A(LTSVP)名下就一套公寓,B(公民)名下没有任何房产。
A如果是近几年买的,可能要还卖家印花税。
B是要付一般的印花税3%-5400。
如果是joint tanent,, 是根据估价的50%来还税。
谢谢你的回复。A已经买了很多年了(在所有降温政策出台前),当时除了stamp duty,没有任何其他稅。A现在不是卖, B也不是买,没有任何转让交易,只是想加B的名字。网上查出来了,都是转让要付稅,没有查到加名的情况,不清楚这个稅要怎样付法?
加名字就是转让部分的权益。相当于买卖,是要付税的。
前面回复中就是这种情况。加名就是作为gift礼物形式的转让。税务局按照市场价来计算印花税。
加名是按照partial interest 交ssd 也就是楼主朋友房产50%部分按照market value和 comsideration估值哪个高计算的SSD卖家印花税。
买家印花税也要交 按照现行的买家印花税政策收取。没房情况, 新加坡公民不需要 |PR5%
