好消息。。正面的比较多。。。。。。


几个意思呢


真是好消息啊,可以继续玩Reits了!


However, the stamp duty concessions, which are mainly for the purchase of local properties, will be allowed to lapse after March 31, 2015.

不过,主要用于购买当地地产的印花税优惠,将在2015年3月31日之后失效。


可是REIT今天也没啥动静,这个利好难道已经提前泄露了?


估计是年前提前消化了。。。。。。。。。。。。。


stamp duty concession?是那个买屋子的3%, PR +5%吗?

这个是concession吗?


应该指Reits公司的行为, 不是私人购买房产的行为。


还好,刚给了5%extra的stamp duty啊,如果免了该撞墙去了


我也是这样理解的。。

这里的stamp duty 是指把物业卖给REIT..

Budget 2005
To facilitate the holding of properties by REITS, stamp duty remission is allowed on documents that are executed from 18 Feb 2005 to 17 Feb 2010 (both dates inclusive) for the sale of property or interest thereof to a REIT, as long as the REIT is listed on the Singapore Exchange within one month from executing the chargeable document.
Stamp duty remission is also allowed on the transfer of 100% of the issued share capital or any interest therein of a Singapore incorporated company solely set up to hold immovable properties outside Singapore to a REIT, executed from 1 Jan 2006 to 17 Feb 2010 (both dates inclusive).

Budget 2010
As announced by the Government in Budget 2010 on 22 Feb 2010, the stamp duty remission granted to REITS will be extended and granted on chargeable documents executed from 18 Feb 2010 to 31 Mar 2015 (both dates inclusive).
In addition, the qualifying condition for listing of REITS on the Singapore Exchange has been extended from the current one month tosix months from the execution of the chargeable document from 18 Feb 2010 to 31 Mar 2015 (both dates inclusive).

Budget 2015
The stamp duty concessions for REITS were intended to enable the industry to acquire a critical mass of local assets, as a base from which the REITS can expand abroad. As this has been achieved, the concessions will be allowed to lapse after 31 Mar 2015.

房地产投资信托股价今早多上扬

(联合早报网讯)2015财政年政府财政预算案声明宣布后,本地房地产投资信托(S-REIT)股价在周二(24日)早上多出现上扬。

为保持我国REIT市场的竞争力,财长尚达曼在周一(23日)的政府财政预算案声明中宣布,政府将延长房地产投资信托的海外资产收入免税等税务优惠多五年。这项优惠原定于今年3月底到期。

周二早上领涨的包括腾飞房地产信托(Ascendas REIT)、丰树商业信托(Mapletree Commercial Trust)、星狮地产信托(Frasers Centrepoint Trust)、凯德商用新加坡信托(CapitaMall Trust)等。

截至周二早上约11时30分,腾飞房地产信托上升0.04元或1.64%,报2.48元;丰树商业信托上升0.03元或1.99%,报1.54元。

不过,政府不会延长REIT享有的印花税豁免优惠,但将继续为REIT以及基建、租船和飞机租赁领域的挂牌商业信托提供消费税豁免优惠。
