如何选择房屋贷款配套

各位前辈,我的房屋贷款配套到期了,目前是OCBC的,请教各位前辈一下,换银行好吗?或者OCBC哪个配套划算?拜托

1. UOB
FDPR package *

BUC No Lock
1st yr:  1.51% (FDPR + 0.86%)
2nd yr: 1.51% (FDPR + 0.86%)
3rd yr:  1.51% (FDPR + 0.86%)
Thereafter: 1.60% (FDPR + 0.95%)
No lock+ 2 times free conversion
*FDPR is UOB public 36 months fixed deposit rate which has been remaining at 0.65% since 2011

SIBOR package

BUC 1M SIBOR No Lock
1st yr:  1.20% (1m SIBOR + 0.58%)
2nd yr: 1.30% (1m SIBOR + 0.68%)
3rd yr:  1.42% (1m SIBOR + 0.80%)
Thereafter: 1.52% (1m SIBOR + 0.90%)
One time free conversion within 6mths from TOP

2. DBS
For completed project

A. Fixed rate package
Year 1-3: 1.68%
Thereafter: FHR18 + 1.2% = 1.8%
3 years lock in

B. Floating rate package
Year 1-3: FHR18 + 0.9% = 1.5%
Thereafter: FHR18 + 0.9% = 1.5%
2 years lock in
Need to purchase mortgage insurance

For BUC project

Year 1-3: FHR18 + 0.91% = 1.51%
Thereafter: FHR18 + 1% = 1.60%
No lock in
One time free conversion upon top

3. OCBC
For completed project

A. 36 months FDMR OCBC
OCBC 36 Months Fixed Deposit Mortgage Rate currently at 0.65%
Free Conversion if 36 Months Fixed Deposit Rate Increases
2 years Lock-In
Year 1: FDMR + 0.93% = 1.58%
Year 2 and thereafter: FDMR + 0.97% = 1.62%

B. 1 Month SIBOR OCBC
Current 1 month SIBOR at approx. 0.62%
2 Years Lock in
Year 1: 1M SIBOR + 0.65% = 1.27%
Year 2 – year 4: 1M SIBOR + 0.70% = 1.32%
Year 5 and thereafter: 1M SIBOR + 0.85% = 1.47%

For BUC project

A. 36 months FDMR OCBC

Free Conversion if 36 Months Fixed Deposit Rate Increases

For BUC project

A. Package 1:
Year 1 @ sibor + 0.95
Year 2 @ sibor + 0.95
Year 3 @ sibor + 0.85
Year 4 @ sibor + 0.85
Post promotional period @ sibor + 1.25
– min loan 500k
– no lock in
– free & unlimited switch of the sibor period
– CMA feature 50% interest offset

B. Package 2:
Year 1 @ sibor + 0.80
Year 2 @ sibor + 0.85
Year 3 @ sibor + 0.85
Year 4 @ sibor + 1.25
Post promotional period @ sibor + 1.25
– min loan 500k
– no lock in
– free & unlimited switch of the sibor period
– CMA feature 50% interest offset

C. Package 3:
Year 1 @ sibor + 0.70
Year 2 @ sibor + 0.70
Year 3 @ sibor + 0.85
Year 4 @ sibor + 1.00

No subsidy

SIBOR rate as of current :-
1 month @ 0.62
3 month @ 0.87

5. Maybank

For Completed Project

A. Maybank fixed rate
Year 1: 1.60% (FIXED)
Year 2: 1.60% (FIXED)
Thereafter: 1.88% (SRFR – 2.12%)

这些配套是否有规定贷款额必须多少吗?

:)哈哈哈哈,好主意!不过时间赶,又没有大神指点,昨天胡乱签了OcBc没锁定三个月一浮动的配套,也不知是否最佳,先这样吧!
