如题。请哪位高手介绍一下。
那个年值是用来算你的门牌税的。。。。
具体怎么算的不清楚，但是有考虑你组屋的估价，然后还要考虑相当于你整套租出去你能收到的租金是多少。 2个加起来考虑的。。。所以政府会给屋主自住的屋子，比较低的税率， 然后还有折扣。。。。
我觉得对组屋转售没什么影响。。。 几十万的房子都买的起，谁交不起那一年几十块到上千块的门牌税呀。。。
买卖组屋这点钱的因素可以忽略不计。。。

Definition of Annual Value
The Annual Value of your property is the estimated annual rent of your property if it were to be let, excluding the rent for furniture, fittings and service charge. The basis is the same for let, owner-occupied or vacant properties.
IRAS determines the Annual Value of the property by analysing the rents of comparable properties.
Example:
Estimated rent of your property is $1,000 per month
Annual Value is: $1,000 x 12 = $12,000
