已经付了1000块钱定金,要开始研究银行了。大家有没有也是最近买房子的?一起分享一下利率配套,方便大家(其实也包括我自己)比较价格,我先来:

The rates for Variable Rates Promotional Package for HDB are
year 1 – 0.80% (SRFR less 2.95%)
year 2 – 1.68% (SRFR less 2.07%)
year 3 – 2.28% (SRFR less 1.47%)
year 4 & beyond – 2.60% (SRFR less 1.15%)
For 5 year fixed rates, the rates are
Year 1 – 0.88%(FIXED)
Year 2 – 2.00%(FIXED)
Year 3 – 2.25%(FIXED)
Year 4 – 2.50%(FIXED)
Year 5 – 2.50%(FIXED)
Year 6 & beyond – 3.25%(Variable, based on SRFR – 0.50%)
For 3 year fixed rate, the rates are as follows

期待大家补充和我目前不确定的:
CIMB :?怎么联系?
City: banker 跟我讲必须要买火险,不过因为只是电话咨询,没有给具体价格,也没说清re-finance需不需要钱(含糊其辞的回答……)。但他提出了个好处就是以后从别的银行过来,可以给做re-finance的钱(对应DBS的就是500新币)
MayBank:online chat的banker说没有额外费用,不过总觉得不踏实,还没来得及电话咨询。

我刚贷了, DBS: Year 1 at 1.18% fixed, Year 2 at 1.68% fixed, Year 3 at 1.98%
fixed. Thereafter at SIBOR + 1.25%. Average 1.61% pa. for first 3 years.

我也是。你打算选哪一个呢?
这个是我算DBS,Maybank,city三家银行贷款20年,前2年~3年的总利息(因为2~3年后可以re-finance而且利率会波动,所以没有算,最后的20年总利息是按照目前的浮动利息算的)
2年fixed:
DBS(2年) 8402(前2年总利息) 12929(前3年总利息) 53472(20年总利息)
City(2年) 8560(前2年总利息) 12513(前3年总利息) 50410(20年总利息)
3年fixed:
Maybank(3年) 8124(前2年总利息) 14451(前3年总利息) 95665(20年总利息)
DBS(3年) 8402(前2年总利息) 13847(前3年总利息) 54328(20年总利息)
City(3年) 8521(前2年总利息) 14022(前3年总利息) 52014(20年总利息)
所以2年的话就City,3年固定就DBS。当然,这里面都没算第2年以后每年50快钱的火险钱。

基本上确定办Maybank五年固定的吧,不喜欢玩心跳,更何况这个配套给的利率比HDB的还低些

Maybank的批的挺快的,我礼拜二早上递的资料,拜三下午就打电话通知我已经批准了,可是dbs还没有消息。

maybank根据贷款多少有礼物送,另外可申请信用卡,免10年服务费。
补充:citybank的这个3年fixed配套5月过期。
去年底fixed的利息更便宜,dbs有5年1.99%的(要买保险),citybank的3年fixed的也比现在便宜,可是现在没有了。

citibank 浮动,可以自己选最低sirbor rate 订 lock in 时间,最长1年,现在sirbor rate 0.3多,划算
