ROOM RENTAL AGREEMENT

This Agreement is made on the day of 20 between (hereinafter known as “The Landlord”) on the one part and (hereinafter known as “The Tenant”)

The Landlord agrees to rent out Room(s) of the premises to the Tenant at the monthly rental of S$ for a period of ( ) months commencing from day of 20 to ________ day of 20 _________ with the terms and conditions stipulated as follows:-
（出租房间数，月租，租期，开始之日，月，年，截至日，月，年）
1. The Tenant agrees to pay the Landlord an equivalent of ( ) monthly rent as deposit.
（定金相当于几个月的月租）
2. Such deposit shall be refundable at the end of the term after deductions for damages caused by the Tenant, if any.
（定金租约期满返回租客，若有损坏，从定金扣除）
3. The Tenant must pay the monthly rental in advance on or before day of each calendar month.

4. In case of non-payment of rental (the sum having first been demanded) or a breach of the agreement by The Tenant, The Landlord may re-enter and take possession of the said premises. The Landlord shall terminate the Agreement & forfeits the deposit forthwith.

5. The rental includes / excludes water, electricity, gas bills / telephone bills.

6. Strictly No cooking in the bed room.

7. Strictly No smoking in the whole unit.

8. No alteration or additional work is allowed in the premises without The Landlord’s permission.

9. The Tenant is not allowed to sublet the premises without The Landlord’s permission.
（无屋主许可，房间不可转租）
10. The premises / room shall not be occupied by more than person(s).
（不可超过几人）
11. Both The Tenant and The Landlord can give month(s) notice for early termination of Tenancy after a minimum occupation period of month(s). In this case, the deposit shall be refunded after deductions for damages caused by The Tenant, if any.
（屋主，租客需X个月前事先通知对方解除合约，需要等到住了最少X个月后）
12. No cooking / Only light cooking (instant noodle) / cooking is allowed in kitchen.

13. Washing machine shall not be used more than _______ times every week

14. The Tenant must produce original/photocopy of documents such as NRIC/Passport/ Work Permit / Employment Pass / Student Pass to prove his / her identity and legitimate stay in Singapore.
