昨天刚刚签otp,还没有到银行贷款执行,新政有影响吗?

本人不到一年PR,现在不知道如何才好。新政太突然。这种情况下otp还有效吗?
如果otp不能执行了,那么我的1000块定金怎么要回来?
第一次买房,一切都很迷茫。

有没有高手指点一下?不然只好明天打hdb电话确认了

Bad News!
Just now, I called HDB hotline. I told her that I signed my OPT 2 days ago, and currently I am looking for bankers to apply loan to execute it. The officer confirmed that my OTP will be invalid.
She suggested me to meet the buyer and agencies, to take the 1000sd deposit back.
What a big loss!
I hope the seller would not eat my 1000 deposit.

上次5%的时候还很多人搞假,把otp时间提前,政府估计这次想补上这个漏洞吧。

OTP is unplaned. They should at least consider such cases.

otp应该是无效了。只能和seller要回1000块定金。因为不是你的过失造成的交易失败,而是政府的新政策导致,所以很大机会要的回来。如果seller坚持不给,你可以通过法律途径。感觉新加坡还是能讲讲道理的地方,这是政府的政策,seller没有道理不退还给你。 最惨的还是把excercise那4000已经交给seller还没来得及submit的,这在法律上已经变成legal bonding的交易,原则上是不可以取消的,不知道政府怎么处理这样的案例。。。

As a tragic case, I want to share something with you.
I studied in NTU for 4 years, got a higher degree last year. Worked for 1 year in a local firm.
My wife came here 1 year after me, and worked hard and hard for 4 years, as an EP holder all the way.

当然每个人对自己的前途都有盘算
也不是说新加坡是个好得你无论如何都应该努力留下来的地方。
我就这样问吧:不能立刻买房对你在这边的生活有如此决定性的作用吗?
为何这些年大家急着买房?因为房价噌噌的涨。
既然因为这个CM大家都看淡HDB的后市,晚买3年又有什么呢?
也许三年后,你们都申请了公民,能BTO了。

Hi~ 真心同情你的遭遇,你们是比较倒霉的,但肯定不是最倒霉的,我门也同样是刚拿pr 不久- -!。其实换个角度想,推迟买房也不完全是坏处,到时候肯定能以更低的估价,更低的cov买到更合适的房子。政府加大新房的投入,就会有更多的2手房面世,现在的卖方市场将变成买方市场。如果你等的起3年,那么现在立刻去租一整套下来吧,买房的人少了,租放的人肯定有所增加。早签更便宜,还不排除因租房需求增多带来的房租增加的收益。近几年1户室的公寓也越来越多交房,如果宽裕,倒倒手,先公寓再换hdb也是不错的办法。

你的中介是哪个公司的? 刚才我们公司通知所有agent,把27号前otp的,或者otp而且exercise的在今晚9点前务必submit 到公司,由公司统一向hdb appeal. 就是说还有希望,赶紧联系你的中介吧。
